With preparing to see their potential properties and seeing how fast several of the homes went under contract, I decided to dive a little deeper into the Holden Beach market and I think you'll find these stats interesting, I sure did!
As of January 31, there are currently 13 homes under contract/pending on Holden Beach, 8 of these homes were on the market for one month or less!
Of the 13 currently pending, 5 of the homes were on the market for one week or less! 38% OF THEM UNDER CONTRACT WITHIN 7 DAYS!
The average list price of these 13 homes under contract is $1,107,077.
As you can see from the statistics above, the homes that are priced well are moving fast! Buyers have to be ready to act fast when they see a home they love here.

Over the past few years, there has been an increase of pools installed on the island and in fact, of the 13 homes under contract, 9 of them have pools.
As of January 31, there are ONLY 22 homes for sale on Holden Beach and 12 of those have a list price of over 1 million - 3 of them are listed above 2 million!
The most expensive home currently listed for sale is oceanfront, listed at $3,000,000 - it has over 4,000 heated square feet with 11 bedrooms and 9 baths and a custom pool.
The least expensive home currently for sale is listed at $685,000 - it is on the west end of the island, has 1,352 heated sq ft with 3 bedrooms and 2 bathrooms. I previewed this home and it is a coastal cottage cutie, well maintained and just a quick walk to the private beach access.

The average list price of the homes currently for sale is $1,252,909. To put in perspective the average list prices being over 1 million...
Just three years ago in 2020, the average sold price for Holden Beach homes was $592,718. Then in 2021, the average sold price jumped up to $820,226.
We saw the home values increase the past few years but looking at the data on paper, by year, you can really see the gains!
